Job Description
A BMS/Controls technician assigned to a maintenance project at King Faisal University in Al-Ahsa should have a strong foundation in BMS fundamentals, including an understanding of Building Management System architecture at the field, controller, and management/workstation levels, as well as BACnet, which is the most common communication protocol in Saudi institutional buildings, Modbus, and LonWorks. Familiarity with major BMS platforms used in Saudi Arabia, including Honeywell, Siemens Desigo, Johnson Controls Metasys, Schneider Electric/TAC, Trane Tracer, and Delta Controls, is required. The technician should have knowledge of HVAC and mechanical systems, including air handling units, water-cooled and air-cooled chillers, cooling towers, VAV boxes, FCUs, pumps, and the control sequences and sequences of operation for each system type. Knowledge of field devices is also required, including temperature, humidity, pressure, CO2, and flow sensors, damper actuators, two-way and three-way control valves, DDC controllers, and basic I/O wiring. The role requires the ability to read control wiring diagrams and P&IDs, perform low-voltage wiring and panel troubleshooting, and understand the basic interface between MCCs, electrical panels, and the BMS. The technician should be able to navigate graphics and workstation software, set up trends, alarms, schedules, and reports, and apply basic networking and IP knowledge for integration. Preventive maintenance knowledge should include PPM schedules, checklists, and CMMS reporting, together with familiarity with university and government FM contract documentation standards. Awareness of the Saudi Building Code, Civil Defense requirements, and safety regulations is required, along with experience dealing with the harsh heat, dust, and humidity conditions common in Al-Ahsa that affect equipment reliability. A technical diploma or degree in Mechanical, Electrical, or Instrumentation and Control is required, while vendor certification from Honeywell, Siemens, or Johnson Controls is an advantage. The technician must be able to coordinate with FM teams, respond to SLA-based maintenance requests, and communicate in Arabic and English for reporting.
