Job Description

Job Summary We are seeking a highly skilled and experienced Site Quantity Surveyor Engineer who possesses a robust background in managing construction projects. The successful candidate will be tasked with performing site measurements, conducting detailed quantity take-offs, and preparing Bills of Quantities (BOQs). Additionally, the role requires expertise in cost control, valuation, handling variations, evaluating subcontractors, and managing all relevant commercial documentation associated with construction projects. Key Responsibilities - Conduct precise site measurements and verify quantities of completed work. - Prepare accurate quantity take-offs, Bills of Quantities (BOQs), and comprehensive cost estimates aligned with project requirements. - Thoroughly review architectural, structural, civil, and Mechanical, Electrical, and Plumbing (MEP) drawings and technical specifications. - Monitor and track project quantities, materials usage, wastage levels, and overall project costs to ensure efficiency and budget compliance. - Prepare interim payment applications, valuations, and progress claims to facilitate timely financial management. - Evaluate variations, additional works, change orders, and site instructions, ensuring proper documentation and approval processes are followed. - Review subcontractors’ measurements, quotations, and payment applications to assess accuracy and contractual compliance. - Provide assistance with tendering processes, procurement activities, and commercial evaluations to support project procurement phases. - Continuously monitor project costs against the approved budgets to ensure financial control and mitigate overspending risks. - Prepare detailed cost reports, quantity reports, and other relevant commercial documentation required for project management and audits. - Assist in the preparation of final accounts and claims to close out projects efficiently and accurately. - Coordinate closely and maintain effective communication with Project Managers, Site Engineers, Procurement teams, subcontractors, suppliers, and consultants. - Maintain comprehensive and organized records related to measurements, contract variations, construction contracts, and project expenditure. - These responsibilities align with standard requirements for Quantity Surveyor roles within the current construction industry in Bahrain, encompassing site measurements, BOQ preparation, valuations, variation handling, cost control, and subcontractor payment assessments. Requirements - A Bachelor’s Degree in Civil Engineering, Quantity Surveying, Construction Management, or a closely related discipline is mandatory. - A minimum of 3 to 5 years of relevant experience working as a Quantity Surveyor or QS Engineer within construction projects. - Strong practical experience in civil and building construction projects, demonstrating comprehensive knowledge and understanding of the industry. - In-depth knowledge of Bills of Quantities, quantity take-offs, estimation procedures, costing principles, valuations, handling variations, and final account preparation. - Ability to accurately read, interpret, and analyze construction drawings and technical specifications across multiple disciplines. - Proficiency in Microsoft Excel and AutoCAD software; familiarity with Quantity Surveying or cost estimation software will be considered an advantage. - Excellent analytical, numerical, organizational, and communication skills are essential to succeed in this role. - Prior work experience within Bahrain or the wider Gulf Cooperation Council (GCC) construction markets is highly desirable. - Candidates must currently be available in Bahrain for immediate employment. - Immediate joiners will be given high preference due to project requirements. - Preference will be given to candidates holding transferable or cancelled visas, or those possessing valid local residency status. Preferred Experience - Candidates having relevant experience in villa construction, residential developments, commercial projects, high-rise buildings, fit-out works, or general building construction will be given strong consideration for this position.

Requirements

  • Bachelor's Degree in Civil Engineering, Quantity Surveying, Construction Management, or related field.
  • 3–5 years relevant experience as a Quantity Surveyor or QS Engineer in construction.
  • Strong experience in civil and building construction projects.
  • Good knowledge of BOQs, quantity take-offs, cost estimation, costing, valuations, variations, and final accounts.
  • Ability to read and interpret construction drawings and specifications.
  • Proficiency in Microsoft Excel and AutoCAD; familiarity with QS or estimation software is an advantage.
  • Strong analytical, numerical, organizational, and communication skills.
  • Experience in Bahrain or GCC construction projects is highly preferred.
  • Must be currently available in Bahrain.
  • Immediate joiners are highly preferred.
  • Candidates with transferable or cancelled visas, or valid local status, are preferred.
